In 1996, the business is started on a modest retail store which sells equipments relating to the field of information technology and the main customers are students of northern universities The initial criteria are to bring good quality products with lowest prices together, providing fast and convenient after-sale services Thus, the store is supported by many students - In 1999, following the trend of market economy and facing major challenges in the development scale, A&N limited company is officially established The main activities are import and export, distribution equipments relating to information technology and telecommunications In the following years, the company continuously gets many accomplishments in the fields of retail and distribution Up to now, the company has headquarteres in both Hanoi and Ho Chi Minh Also, A&N becomes general agent of many famous brands around the world such as Canon, HPCompaq, IBM-Lenovo, Acer, Intel, Toshiba, Samsung, LG, Microsoft and Kingston A&N supplies of materials and goods to many organizations and leading retailers across the country and is the distributor of leading computer RAM Vietnam for many brand, is the distribution Biostar, Huntkey, strontium, TP-LINK, SILICON POWER - By 2005, the company expanded activities in the field of construction and real estate II STRATEGIC BUSINESS FIELD: REAL ESTATE Currently, the company focuses on real estate investments, especially on low-price houses which are considered to be a potential market in the following years Encourage IT applications to business operation, real estate investment and exploit the potential of IT staff Part 2: ANALYSIS OF SITUATION DIRECTION Targets of 2012 Facing difficulties in current economic period, the government is very interested in issues of social housing According to expert analysis, the demand for housing is still very large, too many families and young people have not have their own houses With such a potential market, A&N propose the following basic objectives in 2012: • Expand markets and enhance the company brand in real estate sector • Rotate the capital • Improve the quality of the outputs • Expand network of agents, increase marketing activity • Exploit and promote the advantages of the information technology industry • Applying information technology, construct management model for the new field of real estate • Nâng cao chất lượng đầu sản phẩm Market determination Common Market: While the high-end real estate market is in the quiet period, the low-price segment has become quite busy After the bubble period, the real estate market comes back to the actual needs of the domicile Many real estate experts believe that this is a time of low-cost apartments Many investors say that it is a big defect when the company has yet met the needs for low-price housing The imbalance between the surplus of high-price houses and the shortage of low-price ones leads to the imbalance in real estate market According to statistics, 60% of people have to rent house and 30% must live in relatives’ houses The remaining 10% has private houses Not meeting the demands for low-price houses is quite defective The imbalance between the surplus of high-price houses and the shortage of low-price ones leads to the imbalance in real estate market The low-price houses which have areas of 30 -40m2 are about 10-13 million VND/ m2, which are suitable for people whose incomes are between and million /month Situation of goods Low-price market makes low profits so this market is not previously attractive and there are not many companies taking part in this market Thus, there are some outstanding issues about the quality: low quality of houses, relevant legal documents, services and included utilities are not ensured Part 3: SWOT ANALYSIS (relating to IT and E-commerce) Target market Determining the target market is the basis to build strategic plans Therefore, companies will easily become success if they rely on the capacity and the real advantages and meet the needs of the target market For low-price segment, A&N must pay attention to followed objects: • Users: customers who are direct users include: Young housholds, students … Investors: Customers who buy but no use houses directly: New couples, parents, investers Thus, the target customers are • New households • Parents • Investors • New workers • Students Characteristics of targeted market In order to give out an effective marketing plan, it is essential to analyse the characteristics of target customers and set out effective approaches • - Investors Age: More than 30 Demand: School, public services, traffic clues Informaiton channel: internet, papers…Pay special attention to information and image updates on website • Young couples - Age: 22-35 - Demand: Appartment with favorable traffic Scope: under 10km far from work place - Information channel: Work place, public service, papers, internet • New larbors - Age: 21-34 - Demand: Appartment located in convenient place, having many services, near entertainment • • - certers Scope: 10km in radius Information channel: Work place, public service, traffic clue, internet, paper Parents Age: 38-65 Demand: Convenient location for children to go to school Radius: 10Km Information channel: paper, TV, websites Students Age: 19-25 Demand: Appartment of convenient location to go university Radius:10Km Information channel: university, public service, traffic clue, internet, forum, club, papers STRATEGY OF OPERATION Experts forecast that the real estate market will recover in mid-2012 Investors and real estate companies should prepare for the needs of consumers by turning to low-price housing Over the period of the bubble, the real estate market comes back to the actual needs Many real estate experts believe that this is a time of low-cost apartments In that context, the company should focus on promoting the quality to increase competitiveness at early stages of the recovery This will be the foundation for the strategy of the company Strategy of distribution Currently, the low-price housing segment is on the rise and the market becomes more exciting when real estate investors are flocking to low-income projects Thus, making strategy of product distribution is a competitive factor to boost outputs and quickly access to the market For the current context, the company set out 02 delivery methods • Direct sales: A&N distributes products through two main forms: direct sales at office and online sales (answering and advising customers via the website, developing tools to support online sales • Through agents, intermediaries such as brokerage offices, middle-men, etc Strategy of promotion A&N only sells when the products are complete Therefore, promotion activities will have some special characteristics and principles: - Time: promotion activity is implemented in about 01 - 02 months before the project is completed This is an appropriate time to deploy since the project is nearly completed at that time And that is ideal time to receive and balance information to make a decision - Way to do: The promotion activity needs the coordination and concentration to achieve the best efficiency, helping the company rotate the capital in fastest time possible - The promotion activities include: advertising program and sales motivation Project development - The demands remain great so the company needs to focus on building social housing projects - Prepare lands to start construction immediately in order to provide additional houses as soon as possible - Exploit the incentives of the state for businesses - Improve productivity, accelerate the speed of construction - Ready to provide raw materials and contractors for the project on schedule - Propose Board of Directors to apply information technology in materials management, product introduction, sales Part 4: COMPETITORS According to the forecast of low-price housing segment, the market will bustle in late 2012 Many businesses and real estate investors are shifting to focus on this segment However, the housing segment of 800 million-1.2 billion focuses only on small companies or individual investors So this is still an attractive market in the coming period Strategy of competition Being a small company and newly entering the market, A&N selects the distinguished strategy The company focuses on the differences of the quality of goods, providing necessary goods to customers Thus, the company gives out core criteria for goods: “Good quality, nice service, reasonable price” to expand promotion, introduction and sales via E-commerce Decisions of operation The company offers products to serve target customers of low-price houses: "mini apartment" and "houses in lot" With these two packages, the company’s goal is to meet the housing needs of customers in Hoang Mai District Accordingly, the quality of products including infrastructure and value-added products will be promoted more This is the first step to expand the market and build a brand for the next stage Part 5: ANALYSIS OF EXPERIENCE AND LESSON LEARNED FROM DOMESTIC AND FOREIGN COMPANIES Challenges for CEO in Vietnamese companies The current difficulty of Vietnamese CEOs is the foundation of management model and understanding of business strategy basing on used technologies - In Vietnam, people who take on this position are not many Regardless the fields and the scale of businesses, the absence of a IT director will be a big disadvantage - The big challenge in the future which CEO must face is rival with much expericence in all areas: management capacity, the level of technology, supply and distribution system, especially products and services high quality After taking into the integration, urgent need for every business is a modern and "compatible" process with the changes of the new market At that time, information will be a competitive advantage, so the CEO must understand the environment and the ability of his own company - In particular, CEO has to understand the mechanism of operation in current economy to make the most important advice for leaders Application of IT in the enterprise IT application which is popular in Vietnamese companies is accounting software, which is very simple and local Today, the application of IT in businesses is not just accounting, but it is also more strategy-oriented application Increasing cooperation and further integration is vital for the application of information technology in the enterprise Oriented integration mainly includes: Strategic orientation towards issues such as the form of cooperation, the vertical change in the whole structure, methods of marketing, distribution channels Organizations are directed to issues such as organizational structure, method of administration, training, labor organizations Technological direction is oriented to products and services, manufacturing systems, information systems, electronic data processing Part 6: STUDY SOLUTIONS OF IT APPLICATION IN MANAGEMETN Accounting software for the construction unit Estimation software Manage cash collection, deposit, reporting, fund balance Manage receivables, liabilities under age debt in detail for each object Manage purchasing and sales process Manage materials Manage records of designs and construction permissions Manage fixed assets, tools and supplies, depreciation and allocation of depreciation costs Make estimation of production, collection and construction costs Documents are automatically rotated on the system, data are continuous and consistent The program provides accounting reports, tax reports and financial statements The system of reports is built according to specific management Part 7: STRATEGY OF APPLYING IT AND E-COMMERCE The big problem of A & N is how to find the shortcut to achieve the highest efficiency Develop and apply IT to improve the quality, efficiency and business Training human resources: - Labor Productivity increased twofold - Target of producing 300 houses/ year is completed CONCLUSION Formerly, it is said that the application of information technology will increase the work efficiency, but now we understand that we must go ahead to survive and develop IT will decide the fate of the business in this era To maintain and develop the business in current economic market conditions, the question for each company is not only how to implement properly financial and economic measures to boost consumption In this exercise, using the knowledge learned in school and work place, I have presented the basic points in IT management of a company I and my colleagues in the company have been trying to row the business through a lot of difficulties and challenges Despite limitation, I hope that this small contribution will help the company to maintain and improve operations in the difficult context of 2012 Thanks Mr Nguyen Van Thoan -
