City People’s Committee has just issued Decision No.5328/QĐ-UBND on approval for general plan 1/5000 of Hiep Phuoc City, Hiep Phuoc Commune, Nha Be District, Ho Chi Minh City Together with projects of Tan Thuan Export Processing Zone, Nam Sai Gon New City, Hiep Phuoc Port City, Soai Rap jet dredge…, Hiep Phuoc Industrial Zone project is one of main force projects in strategy ‘Develop directing to East Sea ‘ of Ho Chi Minh City (HCMC) Hiep Phuoc Industrial Zone is located at a strategic position and has competitive advantage when compared to other industrial zones in HCMC as well as adjacent provinces

Project is located in land area with 29,079.4m2 (about 3ha) belonging to map sheet no.08 – Hiep Phuoc Ministry of land registry (document 2004 based on height position current status map no 09F/TG/14 set up by Trinh Gia Joint Stock Company on 2/6/2004)

of period 2 - 5328/QĐ-UBND on 26/9/2013 by City PC)

In this project, we will invest several works in: water park; Japanese garden, cinema 7D,8D; Snow house and other entertainment,… in order to create entertainment area for community, locality, increase intellectual standard of people

Chi Minh City with area of 29,079.4 m2 Includes pilots : 657, 677, 695, 193, 192, 305 belongs to map sheet no.5 and pilot 199, 251, 909, 249, 164, 933 belongs to map sheet no.8 and a land part belongs to ownership of Company whose legal procedue is being fulfilled

1.8 Natural condition

1.8.1 Topography

Construction area of approximately 29,079.4m2 is at Hiep Phuoc Commune, Nha

Be District, Ho Chi Minh City, construction area is mainly cultivated land and low productivity agricultural land, no more cultivation Topography generally is relative smooth Low height, weak relative foundation Land for plan beongs to hollow low field land, popular height from : 0.4 – 0.8 ; some places have height of covered foundation from : 0.9 – 1.5 compared to normal height

Layer 2 is weak ground layer, contains humus and vegetable grounds, high hollow rate, big thickness Layer 2 does not ensure to make natural base against foundation for constructions

From layer 2 to layer 7 are ground layer shaving rather high average loading capacity, guarantee to make base against foundation However, besides layer 4, other layers have small thickness, less stable distribution

Toward this work, should choose layer 4 to make natural base against foundation It should be notified that layer 4 from depth from 22.5m to 42m inserted clipped by lighting lens, lighting and sand, thick 1 – 2m Thus, the best way is to select depth less than 42m

to base against stuffed or bored pile stitch and in design, so friction pile solution

Groundwater here has property of weak corrosion toward concrete Hollow groundwater (0,9 m 1,4m) It is necessary to hydrological geological condition when designing as well as constructing foundation digging

Ground base is wide, located nearby road, convient for constructive material transporting and gathering

In the rainy season, wind blows from the sea following the North East, therefore there is much cloud, rain

To February, November, and December, primary wind direction does not concide with current wind direction Average wind speed level 2 -3

Rainy season starts from May to November, in above months, each rainy season is over 20 days The most rainy month is in August, September, October (occupies 43.6% compared to the whole year)

1.9 Current status of land usage

1.9.1 Ground at Project area

Current status of land usage is mainly low productivity agriculture Total area of this land area for construction of THIEN THANH PARK is 29,079.4m2 The whole land area belongs to ownership of investor, has no public work

1.9.2 Other architecture work

In construction investment land area is field land (agricultural land), there is not public work

1.9.3 Resident current status

Resident around area is relative crowed, the most concentrates at Hiep Phuoc Industrial Park This is advantageous condition for investor to invest into THIEN THANH PARK

1.10 Construction current status

1.10.1 Road

Project is located at Rach Vo street, joining with Phan Van Bay street Rach Vop street is concrete with 6m in width, thus 2 big trucks can move in and out project area conveniently at the same time The rest has no transport inside the land area yet

1.10.2 Surface water drainage system

Water drainage system has not been built yet, currently flows itself out cannels around land area

Dirty water drainage system, environmental hygience

There is no dirty water drainage system in this area, whole waste water is come out naturally Project of construction for dirty water drainage system is independent with rainy water drainage system Used sewer system has diameter D200-D300 Rubbish is collected and moved to general garbage dump of the city

1.10.3 System of electricity provision, public lighting

Currently, there was medium voltage from national electricity network, across station 110/22KV, and power supply used for the area will be taken from the line provided for project area

1.10.4 Water supply system

In anticipated area, now there is water distribution network via available pipe line Use main pipe D100- D150 and branch pipe D50 – D80

1.11 General comment

THIEN THANH PARK belongs to planned area primarily is agricultural land, has land usage right transferred to investor With the high significant function together with current status in which land has not been exploited properly, development of an entertainment sport resort is intergral and necessary

Water supply and drainage system is designed guaranteeing water usage demand: + Domestic water

+ Water for firefighting system

+ Water for tree

Calculation for Water supply and drainage is done basing on water supply and drainage standard for public and based on regulated PCCC standard

 Lighting prevention system

Lighting prevention system uses standard modern lighting collection needle

Lighting prevention land connection system must ensure Rd < 10 and is separated with lighting prevention land connection system of electric system Calculation for lighting prevention design is complied with constructive regulation and current constructive standard

 PCCC system

Work has automatic fire announcement system installed at public area to ensure absolute safety for work Fire fighting system is installed at place easy to act and regularly has people

Fire fighting system : Zinc rinsing pipe, fire fighting bottle, fire fighting box,… use Viet Nam equipment meeting standard of PCCC

Calculation for design of PCCC is complied with constructive regulation and current constructive standard
