Group No.11 – GaMba.X0810 INTRODUCTION Reasons to choose the research thesis: Vietnam's economy is gradually integrating into regional and the world economy, environment of enterprises is extended but the competition is becoming tougher This has created business opportunities also contain potential risks that threatening the development of enterprises In volatile market, ignoring the random element, the affecting factor of the success business is strategyfrom time to time On the stock market, one of the stocks that investors have chosen to invest, ICG is a stock code with many waves and high liquidity right from the time of listing in April 2009 It become one of the notable events on the listing market of HNX Moreover, the necessity to study and provide a report on one enterprise through the aspect of "strategy construction"; and also in the research group there are some members as officials who have been working in SONG HONG CONSTRUCTION CORPORATION JSC -– INCOMEX has applied strategy management that brings success since it’s establishment Knowing the important of business strategy and some of we are Incomex’s staff , so our group have agreed to decide to select the thesis: "Business strategy construction of Song Hong Construction Corporation JSC - Incomex in the period of 2011 - 2015" with the hope to apply the learned knowledge to contribute to the sustainable development of the Company in the current situation Content of report has three parts as follow: PART 1: THEORICAL OF STRATEGY MANAGEMENT PART 2: CURRENT SITUATION OF INCOMEX’S BUSINESS PRODUCTION Capstone report - Scope: Base on research time limitation this report only focus on real estate of Incomex JSC in HanoiWithin the framework of training program and Vietnam market Purpose of the research thesis: - Systematization of the theoretical issues of strategic construction - Analysis and evaluation of business situation at Song Hong Construction Corporate JSC - Incomex - Apply strategy management to real estate business strategy of Incomex JSC from 2012 - 2017 Research methodology: Primary data source, which is used, source which is used is official information of the business, the prospectus, annual report of the Company, of the other companies in the same industry and the data on public company in the market From there, using research methods such as analysis and synthesis of data, logical thinking, deductive to complete the graduation capstone Contribution of the thesis: Recommendations on strategicstrategiic solutions for the Company in real estate field during the period of 2011 - Group No.11 – GaMba.X0810 - For apartment investment market for sale and for rent, INCOMEX has invested sucessfully many projects such as B4, B14 Kim Lien, North Sea this is relatively complex market, but CEO Board has found that this is a potential market - For the rental market, it is a new market but this market is possible because in some major cities of the developed countries, owning an apartment is absolutely difficult for most people so this is a potential market promising success 3.3 A number of business strategy solutions of Incomex 3.3.1 Low cost strategy: - Target market is luxury and average markets as mentioned above - Solutions about the bargaining power of buyers: + Reasonable quality: satisfies the minimum requirements of customers, but also must satisfy legal requirements, standards and operating and maintenance conditions + Completion deadline: handing over of products on time or earlier + Reasonable price product: complying with competitive price in the market - Solutions about the bargaining power of sellers: + Good relations and credibility with the financial investment companies, banks, signing the memorandums, agreements to meet capital for the project based on the principles of equality and mutual benefit + Currently, Incomex is branding firm and has very good relations with suppliers Therefore, suppliers who want to sell, they also have to lower the price In other words, they themselves compete with each other on price, payment conditions For this, they bring advantages for Incomex - Solution on project design, implementation: + Use connection companies to offer typical designs, reasonable with low cost + Use the construction tool, installation at medium level + Use human resources with low or average quality + Strict project management to ensure unwasted quality 89 Capstone report - Solutions on human resources: Human resources for these projects don’t need to be high only need to meet minimum requirements - Financial solutions: Cash flow management for the project is reasonable to ensure the low payment of interest rate - Managerial solution: Enhancement of the inspection and supervision of the implementation process, continuous adjustment to suit the actual situation - Maketing solutions: it’s necessary to have strategies of product promotion to customers and investors 3.3.2: Focus strategy: - Target market is the average market for investment product line to the trading centers and apartments on the old ground The nature of this fous can be based on the forte capacity of Incomex and the support of the state - Implementation solution + Work with local authorities so that the authorities assign Incomex as the investor to implement projects on the demolition of the old apartments and the old markets to build new apartments and trading centers + Work specifically on the work of reasonable clearance and compensation + Construct the planning about reasonable density and height to ensure efficiency + Design logically to ensure flexibility and have the largest commercial area + Efficient project management + Implementation process with the most effective cost - 2017 - Recommendation on INCOMEX’s business strategy in the period of 2012 2017: is a strategy which focuses on one key factors - the focus strategy is associated with low-cost strategy The decisive thought of this strategy is not scattered and dispersed resources (human resources, capital, technology, especially the position advantage of INCOMEX) In each stage, should focus on decisive strategies for the business activities of Incomex The implementation roadmap regulation of solutions for each target market - In this thesis, when calculating the weights, the impact level, the comparison factors Etc in models, tables, Group 11 has been based on opinions of Incomex’s key experts Therefore, it can affect the correctness of the strategies Recommendations Because the selection of factors (macro, micro, and internal factors of the business) affects the performance of the business, estimate of the weights and the importance of the factors in the matrices can and should be further researched to 94 Capstone report - Group No.11 – GaMba.X0810 help improve both the theoretical and practical sides According to the group's subjective opinion, should have deeper study work for this problem (can use the weighted average method of obtaining expert opinion and surveys) to be able to increase the accuracy of the models And finally, instead of a conclusion, capstone "Business strategy construction for Incomex in the period of 2012 -
