Today, tourism has become a more widespread phenomenon than ever before and is regarded as a smokeless industry that brings enormous financial resources to many countries, territories around the world In our country, the tourism sector has made significant strides in recent years, achieving many encouraging results The development of tourism has become a spearhead economic sector and an important strategic orientation for national development, not only contributing to promoting economic restructuring, preserving and promoting traditional values, creating employment, improving people's lives, but also helping to promote the image of country and people of Vietnam to the international arena
When it comes to one of Vietnam's most attractive tourist destinations, Da Lat cannot be overlooked This city, located in Lam Dong province, is near the country's most dynamic economic region, Ho Chi Minh City, and the Southeast region With its beautiful landscapes, rich history, and diverse cuisine, Da Lat easily attracts tourists every year to explore and experience Although Da Lat possesses all the natural and social conditions for tourism development, such as diverse natural resources, rich cultural and artistic heritage, and unique festivals, according to assessments from specialized agencies, the tourism industry in Da Lat has not fully exploited its inherent potential advantages, especially as Da Lat enters a new phase of development amidst numerous opportunities and challenges Additionally, the quality of Da Lat's tourism industry is showing signs of decline due to human encroachment and environmental degradation, which has led to a diminishing positive perception of tourism in the eyes
of both domestic and international tourists Based on these issues, I have chosen the topic “Analyze conditions, actualities, and solutions for tourism development in Da Lat city" as a report, with the hope with the desire to gain an overview of Da Lat and analyze the current state of tourism activities in recent years, and then proposing useful solutions for the ministry, tourism management agencies and local authorities
to develop appropriate strategies and policies to transform Da Lat into an ideal destination, worthy of being the political — administrative — economic - cultural center

1 Theory
1.1 What is tourism?
Tourism is defined as visiting for as least one night for leisure and holiday, business and professional or other tourism purposes Visiting means a temporary movement to destination outside the normal home and workplace Current types of tourism include ecotourism, cultural tourism, community tourism, MICE tourism, adventure tourism, cruise specialists, sports tourism, and tourist resorts
1.2 What is tourist?
Tourist is defined as the person who is supposed to leave their hometown to visit a different area for the purpose of leaving an experience of shopping, entertaining, visiting, cultural and historical attractions, having fun, and so on, on the condition that they should return to their own place, stay no longer than 12 months, make use of a tourist activity, and spend money Accordingly, tourists include domestic tourists, international tourists to Vietnam and tourists going abroad Specifically, these types of tourists are defined as follows:
+ Domestic tourists are Vietnamese people traveling within Vietnamese territory These are people who do not need to go abroad to experience travel activities These people can visit famous cities and destinations in the country, go to beaches or go on adventure trips in mountainous areas of their country For example, people are from Ho Chi Minh City coming to Phu Quoc, they will be called a domestic tourist
+ International tourists to Vietnam (Inbound tourists) are people traveling to Vietnam from other countries These are people whose purpose is to come to Vietnam
to explore culture, history, famous places, or participate in entertainment, relaxation, culinary and shopping activities These people often require a passport and visa to enter Vietnam For example, America person who goes to Da Nang to visit, is called
an international tourist

1.3 What are the conditions of tourism development?
Like the growth of the industrial, agricultural, and commercial economic sectors, there are certain circumstances that can enable tourism development to become more effective, rapid and profitable for the country and its citizens
Firstly, natural and cultural resources Tourism often revolves around natural and cultural attractions Destinations that possess unique and diverse natural landscapes, such as beaches, mountains, wildlife reserves, and cultural heritage sites, have a competitive advantage in attracting tourists Preserving and effectively managing these resources are crucial for sustainable tourism development
Secondly, convenient accessibility is a key factor for tourism development Good connectivity through air, sea, and land routes makes a destination more accessible to potential visitors Efficient transportation systems, including domestic and international flights, public transportation, and road networks, play a vital role in facilitating tourist arrivals
Thirdly, political stability and security are essential for a thriving tourism industry Tourists prefer destinations that are politically stable and safe A stable political environment ensures the continuity of tourism operations, encourages investment, and promotes visitor confidence
Fourth, community involvement and infrastructure Engaging local communities in tourism development is important for its long-term sustainability Involving residents in decision-making processes, offering training and employment opportunities, and ensuring equitable distribution of tourism benefits help foster community support and minimize negative social impacts
The last condition is environmental sustainability Sustainable tourism development focuses on minimizing negative environmental impacts and preserving

1.4, What is the market of tourism?
The tourism market is an integral part of the general goods market, influence of economic laws: Law of supply and demand, The law of value, Competition rules, The law of monetary circulation, The law of profit maximization The tourism market that the exchange of goods (in the form of materials and services) to reach the social needs, so it has independent relation with the goods market All relationships and economic mechanisms in the tourism market relate to space, time, conditions and scope of performance of the goods
2 Conditions and actualities of tourism
2.1 Natural conditions
2.1.1 Geographical location
Da Lat is a city located in Lam Dong province, situated on the Lam Vien plateau at an altitude of 1,500 meters above sea level and covering an area of 393.29 km? To the north, Da Lat borders Lac Duong district; to the east and southeast, it borders Don Duong district; to the west and southwest, it borders Lam Ha and Duc Trong districts The city of Da Lat is approximately 300 km southwest of Ho Chi Minh City and about 1,400 kms south of Hanot
2.1.2 Terrain
The terrain of Da Lat is distinctly divided into two types: mountainous terrain and plateau terrain on the mountains
+ The mountainous terrain surrounds the central highlands of the city The high mountain ranges, approximately 1,700 meters high, form a protective barrier for the central area, shielding it from winds To the east and southeast of Da Lat are two mountain ranges, Bi Doup and Cho Proline Towards the south, the mountainous terrain transitions into lower elevation, characterized by the Prenn Pass area with high mountain ranges interspersed with deep valleys The central area of Da Lat resembles

+ In the area of Da Lat city, there are over 20 streams belonging to the Cam Ly,
Da Tam, and Da Nhim river systems These are all headwater streams within the Dong Nai river basin, with over half of them being seasonal, flowing only during the rainy season and drying up during the dry season Cam Ly stream is the largest stream system in Da Lat, playing a significant role in creating the landscape for the central urban area Additionally, Da Lat also boasts approximately 16 small and large lakes scattered throughout, along with numerous waterfalls that are potential tourist attractions, such as Xuan Huong Lake, Tuyen Lam Lake, Bobla waterfall, Elephant waterfall,
2.1.3 Climate
The climate in Da Lat has many characteristics of a temperate region, cool all year round Average temperatures range from 18 to 21°C, never exceeding 30°C on the hottest days and no less than 5°C on the coldest days
Located in the tropical xavan climate zone, Da Lat has two distinct seasons: rainy season and dry season The rainy season starts in April and ends in October, often with hailstorms, sudden showers or it can be pouring rain all day Average annual rainfall is 1562 mm and humidity is 82% As for the dry season, which lasts from the end of October to March of the following year, the weather in Da Lat this season is pleasant, cool, although it is sunny, it is not harsh Therefore, this period is often the peak tourist season because the weather brings a pleasant feeling to people
With this climate and many other topographic and environmental factors, it proves that Da Lat has enough conditions to become a resort city and develop many types of tourism
2.1.4, Flora and fauna
Thanks to its climate and soil conditions, Da Lat boasts a unique and diverse system of flora with over 3000 species Here are some types of flora found in Da Lat:
Trang 8+ Pine forests: The natural vegetation distribution in Da Lat is rich and diverse, with various types of forests They combine characteristics of both humid tropical and subtropical vegetation Among them, pine forests, especially those with three-leafed pines, are predominant Besides pine forests, Da Lat also has mixed forests scattered throughout the city, especially in valleys and along streams
+ Flowers: Da Lat is known as the City of Flowers with over 400 species of flowers, either native to the region or imported from abroad Common flowers grown
in Da Lat include roses, dahlias, wildflowers, sunflowers, and daisies Nowadays, through postal routes and imports, many new flower varieties have been introduced to

+ Fruit trees: Tropical fruit trees require a crucial condition of coldness to bear fruit Thanks to the climate here, farmers have successfully grown various types of tropical fruit trees such as oranges, peaches, plums, strawberries, etc Most of the fruit tree varieties grown in Da Lat originate from France, the United States, China, and Japan
+ Animals: Da Lat is also home to many wild animal species such as monkeys, deer, bears, squirrels, and diverse bird species like magpies, woodpeckers, and barbets However, due to indiscriminate hunting and deforestation, there has been a decline in both the number of species and individual animals in Da Lat's forests

Throughout its history, Da Lat has been inhabited by diverse ethnic groups, including the Kinh, K'Ho, as well as Chinese and French residents Today, the majority of the city's population is Kinh, with smaller proportions of Chinese and other ethnic minorities such as Tay, Nung, and Cham

2.2.2 Religion
Da Lat is a religiously diverse city with the presence of most major religions in Vietnam, of which Buddhism is the religion with the largest number of followers, followed by Catholicism and Cao Dai and Protestantism Currently, the city has up to
43 churches and monasteries, 55 pagodas and viharas, 3 Cao Dai temples and many communal houses and temples Religions were introduced to the Lam Vien highland quite early and the growth in the number of followers and worship facilities is closely linked to the formation and development of the city Almost every immigration here brings Da Lat an additional number of believers and the formation of new worship facilities The earliest presence in Da Lat was Catholicism, appearing right from the early days of building the city A little later was the appearance of Buddhism and then the introduction of Protestantism and Cao Dai religion

According to the data from the People's Committee of Lam Dong province, the number of tourists visiting Da Lat City in the past three years is as follows:
+ In 2021: the total number of tourists visiting and vacationing in Da Lat was estimated at 1,970,000, showing a decrease of 45.3% compared to the same period in
2020 Among them, domestic tourists reached 1,953,000, while international tourists reached 17,000
+ In 2022: Da Lat welcomed over 7 million tourists, marking a 340% increase compared to the same period in 2021 and achieving 115.5% of the set target Among them, international tourists were estimated to be over 150 thousand, with South Korean tourists accounting for 25%, representing a 700% increase compared to the same period in 2021 Domestic tourists were estimated to be over 5 million, showing a 176% increase
