Dong Do Branch to approach and meet the financial needs of businesses and individuals residing in the district and surrounding areas and always affirm the leading position of Sacombank’s Dong Do The branch is able to perform the functions of a modern retail bank such as: account service, deposit, lending, payment, money transfer, remittance payment, foreign currency trading, translation card cases, electronic banking, 2.1.1 Business operation of the branch: • Mobilize deposits in all forms 2 • Currency exchange services, performing spot, swap or swap foreign currency contracts • Rapid remittance nationwide, remittances, non-trade remittances • Loans for working capital, medium and long term loans, loans under credit lines • Lending to support import and export, support enterprises to penetrate the market and invest in equipment to promote the integration process of the economy • Individual business loans, equitization, securities trading, consumer loans, home loans, cars, study abroad • Fast cash advances, mortgage loans, valuable papers 3 Introduction of my internship 1.1.1 The reason to choose the topic: In recent years, Vietnam's economy has been growing, leading to an increasing standard of living of the population, not only materially but also spiritually and intellectually In addition, urgent needs such as food and housing are increasingly concerned by people Every person wants to have a happy home to rest after stressful working days next to family members and own their own living space Therefore, the need to own a home for each person is becoming more and more urgent However, that desire is often not easy to fulfill for each low- and middle-income individual, especially in the context of unstable real estate situation, increasing prices, so saving money to buy house is increasingly difficult to do for young people Hanoi is a developing city with an increasingly dense population, and due to the impact of city construction and development policies, many areas with densely populated areas have been cleared, planned to the purpose of building infrastructure for the city, making the need for housing increasingly urgent Besides providing financial support to the people of the city, banks also contribute their efforts to provide people with a stable and spacious house Home loan activity is a promising future activity of banks, bringing many benefits to banks and customers but also potential risks Understanding the housing needs of the Vietnamese people in general and the people of Hanoi City in particular, as well as the development potential of mortgage loans at banks, I decided to choose on the title: “Analysis of home loan activities for 3 individual customers of Saigon Thuong Tin Commercial Joint Stock Bank – Dong Do Branch " 2.1.1 Objectives: - Learning and improving knowledge, basic theory of lending and the effectiveness of home loans for individual customers at commercial banks - Focusing on analysis and research to fully and comprehensively assess the status of housing loans for real estate projects at Sacombank Dong Do branch, thereby finding out the limitations, causes and effects of home loans for individual customers - Proposing solutions to improve the efficiency of home loans at Sacombank Dong Do branch 3.1.1 Internship plan: Table 1: Internship plan at Sacombank- Dong Do Branch Date 1/3- 10/3 Task/ Mission Outcome - Building a specific home loan business strategy: Sacombank need a specific business strategy to expand home loans The number of people coming into urban regions to make a living is currently very high; most of them do not have a permanent residence at the site where they work, so they are not eligible for Sacombank home loans Sacombank should adopt a more open approach toward people with real requirements in order to meet the needs of the above market share - Creating and finishing a home loan portfolio: • Product diversification: Adding new features and applications based on existing ones will result in new products with more advanced, comprehensive features that better meet client needs As a result, banks regularly improve current products while also placing a high priority on the development of new ones Sacombank must extend the types of home loans available, including loans to contribute funds to the purchase of real estate, loans to acquire houses, and loans to buy and sell houses Interior decoration, real estate transfers via bank to satisfy consumer needs 30 • Increase the product's tangibles and add value to it: Customers have the opportunity to participate in lucky draw programs, with the rewards being truly valuable and meaningful gifts that can be associated with the bank's products and services such as family furniture (beds, cabinets, tables, chairs ), possibly with the help of experts in the field of interior decoration, home decoration materiel Perhaps scholarships or travel can help customers to be more attractive - Diversification of home loan methods: Sacombank must diversify its handicraft methods to fulfill the different needs of its customers In line with the customer's income period, the loan duration can be extended or other interest calculation methods can be used - Promote bank marketing: To extend the volume of house loans, banks must design a proper marketing strategy to help customers understand products and services, methods and conditions, and credit business processes, bringing banking products closer to clients Improve information dissemination to the general public in order to provide customers with up-to-date and consistent information, a fundamental awareness of the bank's products and services, and an understanding of how to use and benefit from banking products Direct marketing can be done via mail, telephone, and outdoor advertisements through mass communication channels such as radio, television, and newspapers (e-newspapers, websites, magazines) The bank's website should describe each product and service in full, as well as the relevant instructions on the customer's rights and obligations, in a succinct and easy-to-understand manner, assisting customers in understanding the basics about the service they will use and actively seek out the bank Furthermore, banks should give information about financial capacity and business performance on a regular basis through financial statements and audit reports, providing clients with an overview of the financial institution's status and enhancing customer confidence Furthermore, the bank's routine customer care activities, such as counseling consumers about the bank's products and services, and swiftly answering customers' questions through channels such as phone, email, internet, and comment boxes at transaction points, must be given more attention Furthermore, more information about the benefits of home loan products, loan conditions, required documents, and a section of real estate information, providing information about apartment projects that the linked bank lends, information on 31 housing market prices should be provided on the bank's website And they can add a query to the customer's account that provides information on the customer's account, repayment status, monthly interest due date, and principal payment due date Customers can use this information to keep track of their debt repayment progress and make timely payments to the bank The bank's facilities, which are constantly expanding and modernizing, generate a positive impression on consumers when they come to do business with the bank The bank has to develop a marketing team, and the bank staff should always have a pleasant, civilized service attitude, energetically guide consumers, and demonstrate the bank's corporate culture The Bank holds client conferences on a regular basis, meets and engages with customers, distributes polls, and collects consumer feedback From there, the bank can better understand the wants and desires of its consumers, allowing it to take steps to address flaws and inappropriate points, improve the product and increase its quality, and launch a slew of new products to meet those demands and strengthen customer connections Banks must run numerous promotions, hold lucky drawings with substantial prizes for customers, and expand their lending capacity Sacombank should be more involved in social activities, such as sponsoring a football tournament, a television program, or a health counseling program, and assisting the poor and disabled Sacombank's image will be more friendly and trustworthy to clients, and it will be able to attract a big number of new customers Sponsorship in this manner will have a beneficial impact The bank must create and implement a brand development strategy that is linked to the bank's overall development strategy and is based on a long-term vision with specific goals and activities Each stage has been determined in relation to the consumer group and target market - Increasing the capital of the bank: In order for Sacombank's home loan business to grow and develop steadily, it must have appropriate capital source calculations and effective capital mobilization strategies The bank must perform the following steps: The bank should diversify its sources of financing and offer modern, convenient financial services Increasing the ability to acquire capital through deposit products, savings deposits of various maturities, and expanding the utility of products and services such as savings accounts, school savings accounts, multi-function 32 savings, successful savings, periodic saves for the future Sacombank must improve and diversify its card product lines based on customer service, development features, and the use of a wide range of local and international card products, all chevale diversifying the bank's products and services to fulfill the demands of all clients will enable it to more readily and conveniently deploy huge financial sources - Building more appropriate house loan policies: Banks must develop a home lending mechanism that is suitable for both banks and clients, competitive, and adaptable to market volatility First and foremost, the bank must establish a scientific, reasonable, and stringent house loan method between the work processes The compilation of full documents and the analysis of credit documents are the two most crucial steps in the loan business procedure The bank's assessment procedure is designed to focus on two things: limiting risks and providing customers with convenience and quickness Banks require highly skilled and experienced appraisers, or real estate appraisers, who are aware about the current state of the housing market and can predict the future, ensure a more accurate assessment and shorten appraisal time In terms of the remaining periods, the bank must set up effectively, limit the customer's waiting time throughout the disbursement stage, and establish a payment plan that suits the customer's capabilities assist in reducing consumer stress or each sort of borrower, interest rate policy must be quite flexible Banks must diversify the types of interest rates applicable to each loan period and total loan amount At the same time, the interest rate policy must be competitive in the market in order to remain appropriate for the bank's resources and both clients Customers' loan applications must be accepted with flexibility by banks Because banking and credit activities have so many potential risks, banks must pay special attention to safety Banks must provide appropriate loan guarantee conditions, diversify assets, and use high-quality and highvalue guarantees to reduce risk - Improve bank employees' professional qualifications, service style, and professional ethics: Professional credentials, service style, and professional ethics of bank workers are all improved in tandem, resulting in a healthy banking cultural atmosphere that provides consumers with comfort and peace of mind when they visit the bank 33 - Modernizing banking technology: Constantly raising the level of banking technology modernization in accordance with the bank's financial potential, while assuring the region's and world's overall trends Banking technology modernisation will save time and labor, improve administration and operations, and better serve consumers The information technology system must allow for rapid and efficient transactions with customers while also ensuring the security of customer data 34 PART 3: INTERNSHIP ASSESSMENT 8 The difficulties encountered a) The difficulties encountered - In terms of organization: • It is difficult to balance study time and projects • Opinions and conflicted big and small in my head, like choosing the right title, how to do this survey • The working environment of a bank is very foreign to me The first impression when stepping into the bank is the seriousness and professionalism of the staff So I had a lot of trouble in the beginning and did a lot of things wrong - In terms of activities: • Due to bank regulations, bank employees do not provide outside information, such as customer data Therefore, the official data source that I am allowed to access is not really rich • Not knowing the right way to do the survey, what technique is better as doing the survey online or in person will be more effective • Customers do not want to respond to surveys and do not want to participate • The customer gave the wrong answer • Loss of files, data and survey results due to unexpected causes such as computer failure • The expected cost was too high because I didn't know how to print and had to travel a lot to collect the data • Due to bank regulations, Sacombank does not allow some of their techniques to be used in my reports - In terms of skills: • Lack of soft skills such as communication and negotiation: I had a lot of trouble learning how to talk to customers to convince them to use my banking services From tone to gestures when interacting with customers From the very beginning, when I first met the customer of an employee who had been with the bank for a long time, I was very confused and lacked confidence • Lack of hard skills like office computer: I don't know how to use photocopier and scan documents 35 b) Overcome difficulties • Listen and follow the instructions of the person in charge of the bank and take careful notes, asking the banker what I do not understand • Build relationships with longtime employees to make internships less intimidating They are always there to help me, support me as much as they can, and I try to help them with what I can • I have listened and carefully recorded the instructions of the instructor and know how to write a report • I learned to listen and observe how employees talk to customers, and I began to master the basic skills of approaching customers This helped me feel more confident when I met my first client From there, I learned from experience what to say and what not to say in front of customers Learn how to convince customers to use the bank's services • Reread notes every evening 9 Internship gained Under the guidance of Mr Le Van Hung and the bank staff, I have learned and accumulated a lot of knowledge and experience after my internship at SacombankDong Do branch, the skills I miss can be improved from there a) Experience gained • Learn more about Sacombank's organization and operation, especially Sacombank's Home Loan Service - Dong Do Branch • Improve many skills such as communication, negotiation and especially how to work together Before this internship, I had very few opportunities to work in groups, almost I worked alone This helps me know how to resolve conflicts, listen to other people's opinions, and do a lot to protect my common interests b) Knowledge gained I gained the following expertise during my three-month internship at Sacombank's Dong Do branch: - In terms of understanding: • Overview of Sacombank, focusing on Dong Do branch • Growth trajectory of Sacombank • Learn more about Sacombank's activities and services, specifically home loan services (from characteristics, benefits, competitors ) 36 - In terms of application: • After the internship, gain additional experience and strengthen your skills • Many new customers were introduced to the home loan business who had never heard of it before • I spoke with a bank representative, who was very helpful and supportive in providing me with the essential information • Have the chance to approach consumers and practice a variety of soft skills such as negotiating, communication, and time management • There are more opportunities for teamwork, listening to the perspectives of others, and cooperation among all team members All activities are carried out with the same purpose in mind • Understand how to design acceptable questionnaires and survey procedures • Understand the needs and level of satisfaction of your customers • Improve your teamwork skills It is essential not only for the internship or career, but also for each member's personal life • Putting my university knowledge into work and seeing the difference between theory and practice c) Skills achieved: Communication was the ability that I worked on the most I've learnt how to connect with coworkers, my employer, and, most importantly, customers I know how to greet customers with courtesy and learn how to persuade them to use the bank's services When I approach customers, I feel more confidence It'll come in handy not only now, but in the future as well Furthermore, I was able to put my collegiate computer abilities, such as data analysis and Excel, to use and improve I was frequently tasked with typing or producing PowerPoint presentations for bank meetings I know how to organize data in a way that is both brief and apparent to the viewer 10 Career plan - Short-term: • My immediate short-term objectives are to finish and preserve my internship reports, then spend time with my family and friends - Medium-term: 37 • Enroll in more English communication classes • In addition, for my future employment, I would like to complete a course in office information technology • I intend to pursue a second degree in accounting, which will give me a better chance of finding a solid career in the future - Long-term: • Find out a job that is appropriate for my major • It's a difficult work for a graduate student, but I accept it after doing jobs outside of my field of study for the first 1-2 years • I'll be a bank officer or an accountant in two years • Financial independence, spiritual mastery, and social comfort are all desirable qualities 38 CONCLUSION Home loan is a new business and is expected to thrive in Vietnam in the future The development of this type of loan in the future will be an inevitable trend due to the practical benefits that it brings, such as creating conditions for people to satisfy their consumption needs when they cannot afford it pay This type helps to diversify banking products and services, increase income and spread risks for commercial banks With the goal of developing into a large retail bank in Vietnam and the region, the bank has built its own strict lending process and is considered a promising bank in home loan activities The home loan activity has not been implemented at the bank for a long time, but it has obtained very positive results, contributing significantly to the development of the bank However, holistically, there are still some limitations and problems that need to be seriously considered and studied in order to come up with more complete solutions for home loan activities through the process intern and research at Sacomcombank- Dong Do Branch Besides, due to the limitation of theoretical and practical knowledge as well as the limitation of documents and research time, in the scope of the internship report, I have not mentioned or have no human analysis in-depth and precise determination of certain issues I look forward to receiving your teacher's comments to improve my thesis 39 APPENDICES Survey on customer satisfaction when using Sacombank's home loan service for individual customers Dear Mr / Mrs!
